home information packs - hips


Under Government legislation all properties which are actively marketed require a Home Information Pack before the marketing can commence.

There are 5 essential elements to the Home Information Pack:

  1. Evidence of your ownership
  2. A Property Information Form which is completed by the seller
  3. Local Authority Search
  4. Drainage and Water Search
  5. Energy Performance Certificate

All of our searches are Official Searches and not Personal Searches which are sometimes carried out by HIP providers. A Personal Search may not be accepted by your purchasers mortgage lender which will then lead to delays in the Conveyancing process when their solicitors have to carry out an Official search.

We aim to have the Home Information Pack completed within 2 weeks of instruction and will keep both you and your chosen estate agents updated during that time and will advise if there are any delays.

Our HIPs are available from £219.00 incl VAT.

David Fifield - Partner

David joined Hallett and Co in 1980 and qualified as a solicitor in 1990.

He became a Partner in the firm in 1994 and heads our residential conveyancing department.

He deals with all aspects of conveyancing, including the sale and purchase of freehold and leasehold properties, buying to let and tenancy agreements and leases.

Outside of work, David enjoys swimming, walking, cycling and taking an interest in the local community.

Kacy Ford - Legal Executive

Kacy joined Hallett and Co in September 2002 and is a qualified Legal Executive.
