Repairing a Property when a Lease Ends – Dilapidations

Are you a Landlord or Tenant of a commercial property with the Lease coming to an end? Are you a Landlord or Tenant looking at entering into a new Lease? If so, you will want to consider the repairing obligations both during the Lease and after it has ended.

Depending on the wording of a Lease, Landlords can potentially claim thousands of pounds from Tenants if the property is not put or kept in the condition required by the Lease. This can be very costly to Tenants who are leaving the premises, and also poses a risk for a Landlord if a Tenant does not keep a property in the condition required by the Lease.

It is very important to understand, both as a Landlord or a Tenant, whether the property has been let on a full repairing basis or a limited repairing basis. It is also very important to consider this before a Lease is entered into.
